This project is a unique infill located in Maricopa County, Arizona, with 29 lots each averaging nearly ½ acre. The homes to be developed on these lots will be 55' wide and offer an RV garage as an option, which is a high-demand option that is difficult to find.

At the time of the acquisition, this sub-market has a minimal supply of new homes and due to its infill location, there will be little competition in the immediate area regarding a new product.

The subdivision is located on Dysart Road, in an un-annexed area of Maricopa County, offering tremendous flexibility, but all required services are already available in the subdivision (emergency services, water, sewer, etc.).

This debt investment opportunity will fund both the land and a vertical line of credit to fund the construction of homes on the property.

In addition to a first position mortgage, the loan will be secured by a pledge of Borrower's equity interest, which will allow the Sponsor to secure control of the Borrower entity upon Loan default.
